With over 20 years of experience in hospitality real estate and development, Kara Randall is a strategic, results-driven leader known for her focus on growth, innovation, and deal execution. As a senior executive within Hilton’s Luxury, Residential, and Corporate Development group for North America, she has negotiated more than 100 brand agreements, representing nearly 35,000 keys across all brand segments—driving over $2 billion in enterprise value in the last six years alone.

Her work includes flagship projects, such as the 3,300-key development at Resorts World Las Vegas featuring three Hilton brands: Conrad, Hilton, and LXR. Most recently, she led marque projects such as the Waldorf Astoria Monarch Beach, Oceana LXR, Signia San Jose, Signia La Cantera, Arizona Biltmore, LXR and the Ka La’i Waikiki, LXR. She played a key role in the U.S. launch of three strategic luxury brands: NoMad, LXR, and Signia.

Kara was involved in Hilton’s $2 billion 1031 exchange strategy, managing the sale of the Waldorf Astoria New York and the acquisition of $2 billion in new assets. Earlier in her career, Kara held leadership roles in Hilton’s Real Estate and Asset Management Group, ensuring contractual integrity and brand retention across more than 365 third-party hotel transactions.

Prior to her development role, Kara spent nearly 12 years in Hilton’s workout group, managing high-stakes relationships with the company’s most strategic owners, lenders, and development partners—protecting hundreds of millions in enterprise value and ensuring long-term alignment with brand strategy.

A passionate advocate for diversity in ownership and leadership, Kara worked on Hilton’s internal initiative to increase female and diverse hotel ownership. She is an inaugural member of Castell, an industry-leading program advancing women in hospitality, and is a recognized voice in the luxury hotel space, frequently featured as a speaker and panelist.

Kara earned her degree from Cornell University’s School of Hotel Administration and served on the school’s Los Angeles Alumni Advisory Board in 2005-2006, continuing to support industry leadership and mentorship.
